Whole Life Carbon is now central to real estate value. It affects planning approval, funder criteria, ESG reporting, building insurance, tenant demand, and exit strategy.

Whole Life Carbon Assessment (WLC)

  • Full lifecycle carbon modelling aligned with EN 15978 and RICS, modelled at every RIBA Stage.  
  • Assessment across modules A1–A5 (embodied), B1–B7 (in-use), C1–C4 (end-of-life), and D (reuse/recycling)
  • Embodied carbon analysis across structure, façade, finishes, services, and refrigerants
  • Operational energy emissions modelled using TM54 or EPC/SBEM outputs

Life Cycle Assessment (LCA) for EU Taxonomy

  • GWP calculated for each lifecycle stage using actual procurement and construction data
  • Fully aligned with EU Taxonomy Technical Screening Criteria
  • Final Stage 6 modelling and reporting using as-built quantities, transport, and installation records
  • Confirmation of compliance with “Substantial Contribution” and “Do No Significant Harm” criteria

  • Modelling of embodied carbon in MEP systems (HVAC, lighting, plumbing, etc.)
